It’s mid March and we can see that we have had an extraordinary start to the year. In fact, January and February mark the busiest start to the year for new listings in Australia since 2014. New listings Nationally on Realestate.com.au have increased by 27.3% in February.
At the R&W Coolum office, we’ve increased our listings by 32% in February and these statistics are reflected right across Australia in capital cities and encouragingly in the regional areas as well. It means that with more stock coming on the market it makes the buyers choice a little easier as properties are not selling as quickly. Of course in the frenzy of last year, properties were selling at the first open home. Things are definitely not slowing down, they’re still selling at the second or the third open house so it’s still very much a sellers market.
Update for Buyers
In the media, there’ll be reports of the slowing of price growth but you have to remember that this still means that the market is growing, it’s just not growing quite as steeply as it was last year. Mark Lawler, Principal and Director of R&W Coolum is comfortable and happy with the market, he is always happy when it helps both buyers and sellers. Therefore, buyers are going to enjoy the fact that there are more listings coming on, which means more choice and comparatively more time to choose the property of their dreams.
Update for Sellers
Mark believes that with autumn fast approaching, for the rest of the year the market will still be increasing, making this a great market for sellers. Here on the sunshine coast, we have a lot of expat Australians that are coming home and looking to buy and of course, the internal migration happening here in Australia. We find it is always neck and neck with which is the most popular place to live, between the gold coast and the sunshine coast, so there is always that demand and we simply are not building houses fast enough for the numbers that want to relocate here.
